- Each Applicant 18 years of Age and older must complete a separate application.
- Applications will not be processed until every applicant has filled out, e-signed, and paid for their application.
- There is a fee of $35.00 (usd) per applicant. The application is not complete or submitted until this fee is paid.
- Application fees are NON-REFUNDABLE even if you are denied tenancy.
- A valid social security number is required for each applicant.
- Viewing the Property prior to executing a lease is required for all properties leased by Land Doctors Property Management LLC. All Properties are leased AS-IS and by completing this application, you confirm you or an agent of your choosing has seen the property in person.
RESIDENTIAL RENTAL REQUIREMENTS:
Thank you for your interest in one of our properties, we look forward to serving you and showing you! Applicants are judged on the same standards, one person or family at a time, on a first come first serve basis. It is your responsibility to provide us with all necessary verifiable information and we reserve the right to decline an application for incomplete information, and/or for your delay (over 24 hrs.) in providing us with information. As you apply for one of our homes, the following are standards and requirements we use in qualifying.
IDENTIFICATION:
All applicants age 18+ must provide current government issued photo identification at the time of application.
INCOME REQUIREMENTS:
All applicants must provide their 3 most recent pay stubs. The combined gross income of all persons living in the rental must be three (3) times the monthly rental rate (income requirement and/or deposits may be raised depending on credit history). Applicants that do not meet the above employment or income requirements may be given the option to pay 12 months or the full term of the lease in advance including all rent, fees, and deposits.
DEPOSIT REQUIREMENT:
An initial deposit will be required upon approval of tenant. The amount is listed within each listing for each available unit.
EMPLOYMENT REQUIREMENTS:
Employment will be verified. Self-employed applicants must provide a current CPA prepared financial statement, most recent tax return, and the past 3 months bank statements or proof of income.
CO-SIGNING:
Co-signers must apply and be approved and sign the rental agreement as if they are moving into the rental. Co-signers are only allowed on a case-by-case basis.
PET SCREENING IS A REQUIRED PART OF THE APPLICATION PROCESS FOR ALL APPLICANTS:
A welcoming environment is paramount to all of our residents with or without pets as well as animals. To help ensure ALL of our residents understand our pet and animal-related policies, we use a third-party screening service and require EVERYONE to complete a profile. This process ensures we have formalized pet and animal-related policy acknowledgments and more accurate records to create greater mutual accountability. NON-REFUNDABLE APPLICATION FEE:
Each applicant over the age of 18 is required to pay an application fee. This fee is NOT refundable under any circumstances and is paid online at the time of applying. Check rental application for current fee.

UPON APPROVAL:
Once you have been notified of your recommendation for approval you will receive an email to provide your required Deposits & the Lease Preparation Fee. Upon Land Doctors Rentals receiving your Security Deposit & the Lease Preparation fee (also Risk Mitigation Fee if Applicable) the property will stay on a temporary hold while we write your lease. The lease will be sent out for the agreed-upon move-in date through Dotloop for you to review and sign online. You can come in person to sign the lease if you wish. You will have 24 hours to review and sign the lease once it has been sent to you. After the lease has been signed we will take the property off the market. Once all Move-in funds and fees have been paid we will provide you the access code to enter the property for move-in and obtain your keys at the leased property on the morning of your lease start date. (If your pro-rated rent amount is 20% or less than the full monthly lease amount, then the next month's full rent amount will be due before move-in)
